Why Kitchen Maintenance Matters for Property Managers

As a property manager, your kitchen cabinets and countertops are some of the most expensive fixtures in every unit. Replacing them costs $5,000-$15,000 per kitchen. But with proper maintenance between tenants, you can extend their lifespan by 5-10 years and avoid premature replacement.

This checklist covers everything you need to inspect, clean, and repair during tenant turnover — plus preventive measures to include in your lease agreements.

Cabinet Maintenance Checklist

**During every tenant turnover, inspect and address:**

**Doors and Drawers:** - [ ] Check all doors for proper alignment — adjust hinges if doors are crooked or don't close flush - [ ] Test all soft-close mechanisms — replace any that are broken ($3-$5 per hinge) - [ ] Tighten all handles and knobs — loose hardware is the #1 tenant complaint - [ ] Check for water damage on cabinet bases under sinks — this is where most cabinet damage starts - [ ] Inspect drawer slides — replace any that stick or don't extend fully

**Surfaces:** - [ ] Clean all cabinet surfaces with mild soap and water (no harsh chemicals) - [ ] Touch up any paint chips or scratches with matching paint pen - [ ] Check for grease buildup on cabinets near the stove — degrease with diluted dish soap - [ ] Inspect cabinet interiors for pest evidence, water stains, or mold

**Hardware:** - [ ] Verify all hardware matches (tenants sometimes swap or lose pieces) - [ ] Replace any missing or damaged hardware before new tenant moves in - [ ] Keep spare hardware on hand — buy in bulk for consistency across units

Countertop Maintenance Checklist

**Granite countertops:** - [ ] Reseal every 12 months (or between tenants, whichever comes first) - [ ] Test seal by dropping water on surface — if it beads, seal is good; if it absorbs, reseal - [ ] Check for chips or cracks, especially at edges and around sinks - [ ] Clean with granite-specific cleaner (not vinegar, bleach, or abrasives) - [ ] Inspect caulk line between countertop and backsplash — recaulk if cracked or moldy

**Quartz countertops:** - [ ] No sealing required (major advantage for rentals) - [ ] Check for chips at edges — quartz can chip if hit hard - [ ] Clean with mild soap and water - [ ] Check for heat damage (white marks from hot pans) — this is not repairable - [ ] Inspect seams for separation or discoloration

**All countertops:** - [ ] Verify sink is properly caulked — water intrusion under countertops causes the most expensive damage - [ ] Check faucet connections for leaks - [ ] Ensure garbage disposal is functioning

Preventive Measures for Your Lease Agreement

Include these clauses in your lease to protect your kitchen investment:

**Required tenant responsibilities:** - No cutting directly on countertops (require cutting boards) - No sitting or standing on countertops - Report any water leaks under sinks immediately - No harsh chemicals on cabinet or countertop surfaces - No mounting anything to cabinet doors or drawer fronts

**Move-in documentation:** - Photograph every cabinet door, drawer, and countertop surface at move-in - Note any existing damage on the move-in checklist - Provide tenants with a one-page care guide for their specific cabinet and countertop materials

**Repair (save money, extend life):** - Loose hinges or hardware → tighten or replace ($2-$10 per piece) - Minor paint chips → touch-up paint ($5-$15) - Small countertop chips → professional repair ($75-$200) - Broken soft-close mechanism → replace hinge ($5-$10) - Worn caulk → recaulk ($10-$20 in materials)

**Replace (when repair isn’t cost-effective):** - Water-damaged cabinet boxes (swollen particleboard won’t recover) - Cabinets with broken or delaminating surfaces - Countertops with large cracks or structural damage - Cabinets that are 15+ years old and showing widespread wear - When you’re repositioning the unit for a higher rent tier
